Local authority tenancies are governed by the Housing Acts 1966 - 2024, and associated regulations, which set out the framework for managing and regulating the rights and obligations of both the tenant and the local authority.
There are a number of significant protections and rights available to a local authority tenant under the Housing Acts, including strong security of tenure protections, access to a differential rent, access to maintenance and repairs, and access to tenant purchase schemes, among others. Local authorities also have significant powers under the Acts to limit and sanction breaches of the tenancy agreement for example in cases of anti-social behaviour or significant rent arrears.
